  • PRICE:  Setting a realistic price is critical because your price is actually an advertsement of your motivation to sell.  Set a price that is too high and buyers will not think you are serious about selling your home: they'll think you are just "testing the waters".  If you overprice, buyers will never find your home online, buyers who DO see the home online won't come to see it (because it doesn't compare to other homes in that price range), and you receive lowball offers as your home languishes on the market. 
  • CONDITION:  To get the best offer on your home in the shortest period of time, take the necessary steps to put it in great condition before the FOR SALE sign goes up.  This means painting, cleaning, power washing....creating the WOW factor that buyers are looking for.  Buyers are looking for clean, uncluttered living space.  Offer it to them by removing furniture that impedes traffic flow, keeping only the current season's clothes in closets, and donating used toys, bikes, and sports equipment.  You'll not only be preparing your home for sale, you'll feel good about recycling your unused belongings and have less stuff to move!  And remember this one important fact: with 90% of buyers starting their home search online, when they DO come to your home to see it, they are actually looking at it for the 2nd time.  Don't underestimate the power of a well-presented home....in photographs that capture online lookers AND when buyers come to see it in person. 
  • AVAILABILITY TO SHOW: Nothing impedes an offer like a house that can't be shown!  Yes, having your house on the market is challenging....you have to be ready for last-minute appointments and you ALWAYS have to keep it spotlessly clean.  But remember...most of the activity and interest takes place the first few weeks the home is listed.  Do whatever you can to make your home accessible to the people who will most likely buy it...and you'll find that it probably WON'T be on the market for long.
