Coronavirus Real Estate Market Update May 19
Hi everyone, it's Brad Rozansky and I'm here with our latest real estate market update. You know, after over eight weeks of shelter in place, many people are having trouble remembering what day it is. Well, quite frankly I'm having a little trouble remembering what year it is because when it comes to real estate, it feels a lot more like 2018 or 19 than the pandemic of 2020.
You know, last Friday we put a house on the market in Potomac that we've been working 90 days to get ready for market, and it's crazy. We had over 75 showings over the weekend. I gotta tell ya, I'm exhausted. Between today and tomorrow, we have six buyers doing pre-inspections on this property so they can come in with the non-contingent offers and tomorrow at two o'clock we'll have this house sold. That's how serious buyers are today in our current marketplace.
This beautiful home is located at 11113 Tara Road in Potomac, Maryland. It's located right past the intersection at Falls and River Road, but it's on a street where listings sometimes sit for well over a year. This home has a particular backstory. The owner had attended one of our home seller seminars over two years ago and then decided to move to Michigan to be close to her family. At her request, our team took on a general contractor role coordinating electrical repairs, plumbing repairs, a complete interior paint job with wallpaper removal, hardwood floor refinishing and replacement and the installation of new kitchen appliances and countertops. Oh, did I also mention we had the house staged? Well, the results speak for themselves. Because of the lack of inventory, my team was astonished to have over 75 visitors go through this home in 72 hours.
The home though has lots going for it. It has great bones, a two acre lot and five upper level bedrooms. It's also vacant, making it easier to show during the pandemic. I will also share with you that the owner is thrilled that our home has been welcomed so wonderfully in this current marketplace.
The moral of the story is simple. Don't change your plans because of the Corona virus. We can sell your home safely and assist you with buying one. Will every home get as much traffic as Tara Road and get more than one offer? Certainly not, but the buyers out there today are real. They're ready, willing, and able to pay market value, not below, to secure a great home.
