Hi everyone, Brad Rozansky here, of The Rozansky Group at Long & Foster. I'm here today with Vivian Gilbert.

Vivian Gilbert:                  

Hi Brad.

Brad Rozansky:                

Thank you for coming Vivian. Vivian’s company is Home Staging by Vivian.  We consider Vivian part of The Rozansky Group team. She's helped dozens and dozens of our home sellers create additional value of their homes and she adds the wow factor the buyers are looking for today.  When it comes to staging a home for sale she understands what needs to be done.

Brad Rozansky:                

So Vivian, it was really nice of you to take time out of your busy spring schedule to meet with us and help us on this home staging video series. So, can I ask you a couple of questions about staging a home for sale.  

Brad Rozansky:                

Number one is what is the goal of staging a home for sale?

Vivian Gilbert:                  

The most important goal is to create additional value for the seller.

Brad Rozansky:                

And how do you do that?

Vivian Gilbert:                  

Well, when you create the spaces you make better photography, so the pictures actually look better online, and it attracts more buyers.

Brad Rozansky:                

I don't get it, how does that happen with online and attracting more buyers?

Vivian Gilbert:                  

Well there's four things that we focus on when staging a home for sale

1. Number one is you want to expand the spaces, so the larger the spaces are the bigger the bang for the buck for the buyer.

2. The second thing is flow, so you want to have really good flow between spaces, you want to make sure that there are pathways by furniture placement. But you always want to unify the spaces, so you can do that with art, décor, and paint colors.

3. The third thing is you want to make sure that there's as much light as possible. We know that buyers buy emotionally, and light actually makes people feel better. So the more light you have, the better they feel.

Vivian Gilbert:                  

The last thing is that every property is unique and it has its own architectural features, so you want to make sure that those architectural features are exemplified.

Brad Rozansky:                

That is a great answer, and that's obvious why we have professional home stagers, and not someone like me coming in trying to do your job.

Vivian Gilbert:                  

Very good.

Brad Rozansky:
